The Tree RV LLC

The following apply:

  1. Rent is for two (2) people. If additional people will occupy the camper and/or RV lot, a fee of $100 per additional person, per month, may be assessed by ownership. This does not include children.
  2. Monthly rent is due on the 1st of each month. A late charge may be assessed by ownership in the amount of $30 per day whenever rent is paid more than five (5) days after the first of the month.
  3. Rent is to be paid in person at 2051 County Road 498, head west of the RV park and location is on south side of County Road. You will be provided with a receipt, once rent has been received.
  4. Renter agrees to provide management with a 30-day written notice when planning to vacate the RV park. The renter will still be responsible for rent due to ownership until the renter vacates the property. Written notice may be dropped off at 2051 County Road 498.
  5. Check Out Time: Due to a waitlist of RV lots, we request that renters vacate the property before 1pm on their move out date. If you plan to stay longer than 1pm, fees may be accessed.
  6. Assignment and Subletting: The renter agrees to not sublet the RV lot they were assigned upon moving in. This also includes subletting any part of the premises or assigning this rental agreement to another individual.
  7. Children: Ownership of The Tree RV, LLC wants children to be safe and enjoy their time here, but always under the watchful eye of a parent or guardian. Renters are solely responsible for the behavior of their child(ren). Ownership is not responsible for the safety or welfare of a renter’s child(ren) and assumes no liability while renter’s children are onsite.
  8. Pets: All renters must clean up after their pets. This includes cleaning up any waste immediately. Pets must always be kept calm and quiet and must be on leashes whenever outside a renter’s camper. Aggressive pets are NOT allowed. Excessive barking is a nuisance that will NOT be tolerated as well. If a renter’s pet becomes a problem, this lease may be terminated immediately at the discretion of the owner(s).
  9. Parking: Two vehicles are allowed per RV lot, if space allows. Please park parallel to your camper and out of the main driveways. If you have a cargo trailer, ownership will help you find an area on site where that may be parked.
  10. Utilities: Water, sewer, trash, and electric are included in the renter’s monthly rent.
  11. Sewer: Sewer hook-ups are provided at each RV lot. A positive sewer seal is required at both ends of the sewer hose.
  12. Trash: A dumpster is in the RV park for personal use only. All garbage must be bagged and tied, and any boxes must be broken down. Do NOT leave trash outside of your RV. Cleanliness of the RV park is important to the ownership.
  13. Premises: BBQ Pit and fire pit available for use. They MUST be attended while in use and extinguished when finished. (Water hoses on site.) No fireworks are allowed. No exceptions.
  14. Vegetation: Renter(s) may NOT cut, chop, or remove any tree, branches, or vegetation on the property for firewood or any other purpose. Only firewood provided or approved by owner(s) may be used. Violations may result in fines or termination of the lease at the discretion of the owner(s).
  15. Conservation: Roof sprinklers or roof cooling are NOT allowed with RV park supplied water.
  16. Electrical: Electrical space heaters are NOT allowed in the RV park. Also, NOT allowed are cheater boxes, pigtails, window A/C units, and extension cords – used as a permanent or primary electrical connection to the RV. All electrical connections MUST be made using approved, properly rated RV power cords connected directly to the designated pedestal. Damaged, undersized, or improvised wiring is strictly prohibited. Ownership is not responsible for any electrical components on the renter’s camper.
  17. Maintenance: The renter shall always maintain their assigned RV lot in a clean and sanitary condition. This may include removing weeds and brush from the lot. Renters are to keep their assigned lot neat and orderly at all times. This includes putting everything under your camper such as small propane tanks, coolers, storage bins, trash cans, etc. At the termination of this rental agreement, the renter shall surrender the RV lot in as good as condition as it was when the renter moved in. Normal wear and tear and any damage by the elements is expected.
  18. Responsibility: The Tree RV, LLC and its ownership are not responsible to the owners any loss or damage to their property, including, but not limited to, explosion, fire, flood, tornado, windstorms, high water, hail, acts of God, and or other conditions. The ownership is not responsible for damage or theft of trailers, vehicles, contents, equipment, accessories, or any other personal belongings owned by the renter.
  19. Liability: The Tree RV, LLC will not accept liability for personal or property damage while the renter is on site. This also includes and family or guests of the renter.
  20. Quiet Hours: Please be considerate of others. Excessive noise between the hours of 10pm and 7am by renters and/or guests will NOT be tolerated.
  21. Conduct: Disorderly conduct, public drunkenness, illegal drugs use, and/or vulgar behavior will NOT be tolerated at any time.

The above rules are established for the health, safety, and well-being of all renters and guests at The Tree RV, LLC. Ownership reserves the right to refuse service to, or terminate the tenancy of, any person(s) who violate(s) or disregard(s) these rules, without refund. Ownership further reserves the right to modify, amend, or add to these rules at any time as deemed necessary for the operation and safety of the property.
